These terms govern your use of the website at desertmgmt.com, including the homeowner portal and board approval pages (the “Site”), operated by Desert Realty Association Management, LLC (“DRAM,” “we,” “us”). By using the Site, you agree to these terms and to our Privacy Policy.

1. Who may use the Site

The public pages are open to anyone. The homeowner portal and board approval pages are only for owners and residents of associations we manage, their board members and committee members, and our staff, each with access set up by us.

2. Your account and access codes

• Keep your password private, and do not share your account.
• One-time codes and approval links sent to you are for you alone. Do not forward them. Anyone acting through your account or code is treated as you.
• Tell us right away if you think someone else has used your account.
• We may suspend access to protect the Site, the association or other users.

3. Acceptable use

You agree not to:

• Access, or try to access, information or accounts that are not yours
• Interfere with the Site’s security or operation, or probe it for vulnerabilities without our written permission
• Upload malware, or anything unlawful, harassing, or that infringes someone else’s rights
• Use automated tools to scrape or bulk-download the Site
• Use information about other members for any purpose unrelated to the association

4. Information you submit

Messages, documents, photos, votes and comments you submit must be accurate to the best of your knowledge. You permit us and the association to use them for association business. Your submissions may become part of the association’s records, which the board, and in some cases other members, may inspect under Arizona law and the governing documents.

5. Account information and documents

Balances, statements and documents shown on the Site are provided for convenience. Recent payments may take time to appear. If anything on the Site conflicts with the association’s official records or governing documents, the official records and governing documents control. Board approvals recorded on the Site take effect as the association’s governing documents provide.

6. Availability and third-party services

We aim to keep the Site available but do not guarantee uninterrupted access. We may change or discontinue features at any time. Links to other websites are provided for convenience, and we are not responsible for their content or practices.

7. Disclaimer

The Site is provided “as is” and “as available.” To the extent the law allows, we disclaim all warranties, express or implied, including merchantability, fitness for a particular purpose and non-infringement. Nothing on the Site is legal, tax or financial advice.

8. Limitation of liability

To the extent the law allows, DRAM is not liable for any indirect, incidental, special or consequential damages arising from your use of the Site, or from your inability to use it. Nothing in these terms limits any obligation we owe the association under our management agreement, or any right you have that cannot be waived by law.

9. Governing law

These terms are governed by the laws of the State of Arizona. Any dispute about them will be heard in the state or federal courts located in Maricopa County, Arizona.

10. Changes

We may update these terms by posting a new version here with a new effective date. Continuing to use the Site after that date means you accept the updated terms.
